Includes Monarch Bay, Ritz Cove, Niguel Shores and Monarch Beach Terrace; Salt Creek Beach is the neighborhood beach.

What to know before you buy (or insure) in Dana Point

Earthquake

The Newport–Inglewood fault zone continues offshore as the Newport–Inglewood/Rose Canyon system a few miles west of Dana Point; the Cristianitos fault lies just south near San Onofre. Bluff-top homes on the Headlands, Capistrano Beach Palisades and Monarch Bay face seismically triggered slope failure in addition to shaking.

Flood

FEMA Zone VE/AE coastal high-hazard mapping covers Beach Road in Capistrano Beach, Doheny and the harbor frontage; Zone AE follows San Juan Creek to its mouth at Doheny State Beach. Capistrano Beach Park and Beach Road have taken repeated storm-surge and king-tide damage since 2018, and Pacific Coast Highway at Capo Beach has closed for debris in major storms.

Wildfire

Most of the city is urbanized and outside CAL FIRE Very High Fire Hazard Severity Zones; exceptions are slopes adjoining the Headlands Conservation Area, Sea Canyon Park and the San Juan Creek corridor. The larger exposure is coastal bluff retreat along the Capistrano Beach Palisades and Dana Strand, where several properties have had emergency shoring since 2023.

Homeowner insurance

Standard admitted homeowner policies remain available in most flatland tracts; bluff-top and Zone VE oceanfront homes increasingly need private or NFIP flood coverage and surplus-lines dwelling policies. Homes adjoining Headlands and canyon open space have seen some non-renewals, with the CA FAIR Plan plus a wrap as the fallback.
