Balboa Peninsula

Three-mile strip from West Newport to the Wedge between the Pacific and Newport Harbor, with the Balboa Pier, Newport Pier, the Fun Zone and the Balboa Island Ferry landing. Beach cottages, duplexes and rebuilt contemporary homes on 30-foot lots along Balboa Blvd and the oceanfront boardwalk; Redfin put Central Newport Beach at a $3.8M median in March 2026. Short-term rental permits are capped by the city, which shapes the duplex market here.

Balboa Island

What to know before you buy (or insure) in Newport Beach

Earthquake

The Newport–Inglewood fault zone runs directly beneath West Newport, the Peninsula and Upper Newport Bay; Balboa Peninsula, Balboa Island and Lido Isle are built on fill and sand with very high liquefaction susceptibility. The Peninsula and islands are also within the county's tsunami inundation zone.

Flood

Balboa Island, Little Balboa Island and the low bayfront Peninsula blocks are FEMA Zone AE (special flood hazard) with 100-year coastal flood exposure; the city is mid-way through a multi-year seawall raise on Balboa Island. Newport Coast, Eastbluff and Corona del Mar bluffs are Zone X.

Wildfire

Newport Coast, Crystal Cove, Pelican Hill and the San Joaquin Hills edge of Harbor Ridge and Spyglass Hill are in CAL FIRE Very High Fire Hazard Severity Zones under the 2025 LRA map; the 1993 Laguna Fire burned to the city's southern boundary. The Peninsula, islands and CdM flats are outside the zones.

Homeowner insurance

Newport Coast and Pelican Hill owners have faced State Farm and Allstate non-renewals, pushing high-value homes to surplus-lines carriers (Chubb, PURE) or the CA FAIR Plan plus wrap policies. Bayfront and island homes pay separate NFIP or private flood premiums in Zone AE, and earthquake coverage on fill soils is priced at the top of CEA tiers.
