Orange neighborhoods worth knowing
Old Towne Orange
The one-square-mile historic district centered on the Plaza at Chapman Ave and Glassell St, the largest National Register historic district in California with roughly 1,300 contributing structures. Housing is 1890s-1930s Craftsman bungalows, Victorians and Spanish Revivals on streets like Palmyra, Almond and Maple, next to Chapman University and the Orange Metrolink station.
$1.1M–$2M+; Mills Act contracts can cut property taxes on designated historic homes
Orange Park Acres
Semi-rural equestrian enclave in east Orange around Orange Park Blvd and Santiago Canyon Rd, with one-acre-minimum zoning, horse trails and no sidewalks or streetlights by design. Homes range from 1950s ranches to new custom estates, many with barns, bordering Irvine Regional Park and Santiago Oaks Regional Park.
$2M–$4M+; acreage and equestrian improvements drive value
Santiago Hills
1980s-90s master-planned hillside community east of the 55/261 off Chapman Ave and Newport Blvd, above Santiago Creek. Tracts of 4-5 bedroom two-story homes with HOA parks and views toward Peters Canyon Regional Park; the Santiago Hills II expansion added newer homes near the 241.
$1.4M–$2.2M; view lots command a premium
Orange Hills / Serrano Heights
Ridge-top neighborhoods along Serrano Ave and Nohl Ranch Rd on the Anaheim Hills border, with some of the best canyon and Saddleback views in the city. Serrano Heights was built out in the late 1990s-2000s with larger plans and several gated sub-tracts; this is the part of Orange most affected by the 2025 CAL FIRE hazard maps.
$1.6M–$3M
West Orange / Orange-Olive
Flatland 1950s-60s tracts west of the 57 and north of the 22 around Main St, Batavia St and Lincoln Ave, near the Honda Center, Angel Stadium and the Outlets at Orange. Smaller single-story homes on 6,000-7,000 sq ft lots plus a meaningful condo and apartment stock along Main St and Town and Country Rd.
Detached $850K–$1.2M; condos $550K–$800K
Cowan Heights / Panorama Heights (unincorporated, Orange address)
Hillside pockets south of Santiago Canyon Rd that carry Orange mailing addresses but sit in unincorporated county territory and Tustin Unified, not Orange Unified. Large 1960s-70s custom homes on half-acre-plus view lots with septic on some streets.
$1.8M–$3.5M
Gated living in and near Orange
Reserve at Orange Hills / Serrano Heights gated tracts
Several gated enclaves off Serrano Ave near the Anaheim Hills border; 1990s-2000s larger plans with HOA.
Rancho Santiago (Santiago Canyon Rd)
Gated community adjacent to Orange Park Acres with estate lots and equestrian access.
Belmont (Santiago Hills)
Gated sub-tract within the Santiago Hills master plan off Chapman Ave near the 261.
Old Towne / Orange Park Acres (not gated)
Neither the historic district nor OPA is gated; OPA's one-acre zoning and private trail system are its 'barrier' instead of gates.

What to know before you buy (or insure) in Orange
Earthquake
The El Modeno and Peralta Hills faults run through the east Orange hills, and the Whittier–Elsinore fault system is a few miles northeast; the flatland west of the 55 along Santiago Creek and the Santa Ana River is mapped for liquefaction. Unreinforced masonry and pre-1940 homes in Old Towne are common retrofit candidates.
Flood
Santiago Creek runs through the city from Villa Park Dam to the Santa Ana River; parcels along the creek near Hart Park, Handy Park and the Collins Ave corridor carry FEMA AE/AO designations, and Prado Dam release scenarios affect the Santa Ana River floodplain in west Orange. Check the FEMA Flood Map Service Center by parcel.
Wildfire
CAL FIRE's March 2025 LRA maps place Orange Park Acres, Santiago Hills, Orange Hills/Serrano Heights and the Santiago Canyon Rd corridor in High and Very High Fire Hazard Severity Zones; the 2017 Canyon Fire 2 burned into these neighborhoods. Flat west Orange and Old Towne are not in mapped zones.
Homeowner insurance
Hillside ZIPs 92867 and 92869 have seen State Farm, Allstate and Farmers non-renewals since 2023; buyers there should get a bindable quote before removing contingencies. The California FAIR Plan with a difference-in-conditions wrap is the fallback, and Mills Act and historic-home policies in Old Towne have their own underwriting quirks.

Orange as a rental investment
Rent range: $3,000–$4,500/mo (2-3BR) (RentCafe ($3,009 2BR / $3,863 3BR, Aug 2026) and Zumper ($3,100 2BR / $4,500 3BR, May 2026))
Price-to-rent: At the $1.25M median and roughly $4,000/month rent, gross yield is about 3.8%, slightly better than coastal cities. Chapman University student rentals in Old Towne and small multifamily along Main St and Tustin St offer the strongest yields; OPA and hillside estates are appreciation plays.
Demand drivers: Chapman University (about 10,000 students) and its faculty/staff housing need, the St. Joseph/CHOC/UCI Health medical corridor, Metrolink access from Old Towne, Platinum Triangle job growth across the 57, and the Orange Unified boundary for hillside family buyers.

Orange FAQ
Is Orange a good place to live?
Orange is really three markets: a walkable historic core, flat 1950s-60s tracts, and hillside/equestrian neighborhoods, so the answer depends on which one you are pricing. Trade-offs include the 55/22/57 Orange Crush interchange traffic, wildfire-zone insurance costs in the east hills, and a 56.7% ownership rate with a sizeable rental and student population near Chapman.
How much do homes cost in Orange?
Redfin reported a median sale price of about $1.25M in June 2026, up 10.6% year over year, with homes typically selling in around six weeks. Condos near the 22 and Main St start around $550K, flatland west Orange homes run $850K–$1.2M, Old Towne historic homes $1.1M–$2M, and Orange Park Acres and Serrano Heights estates $2M–$4M+.
What are the best neighborhoods in Orange?
Old Towne Orange is the most distinctive, with Craftsman bungalows around the Plaza and the Metrolink station. Orange Park Acres offers one-acre equestrian lots, Santiago Hills and Serrano Heights offer newer view homes with HOAs, and West Orange near Batavia St is the value entry point.
How safe is Orange from wildfires and earthquakes?
Wildfire is the real variable: the 2025 CAL FIRE maps put Orange Park Acres, Santiago Hills and Serrano Heights in High or Very High Fire Hazard Severity Zones, and the 2017 Canyon Fire 2 reached these neighborhoods. Flat west Orange and Old Towne are outside mapped fire zones but sit on liquefaction-prone soils near Santiago Creek; the El Modeno and Peralta Hills faults cross the east side. Get a CAL FIRE zone lookup and a homeowner insurance quote early.
Is Orange a good rental investment?
Yields are modest at roughly 3.8% gross on the median home, but Chapman University student demand, the St. Joseph/CHOC medical corridor and Metrolink access give Old Towne and the Main St corridor steady tenants. Small multifamily and ADU-eligible lots in west Orange are where the numbers work best; hillside estates are appreciation holds.
