3 · Neighborhoods

Huntington Beach neighborhoods worth knowing

Downtown / Numbered Streets near the Pier

The grid of 1st through roughly 22nd Streets between Pacific Coast Highway and Palm Avenue, anchored by Main Street and the Huntington Beach Pier. Original 25x117-foot lots were rebuilt from the 1990s on as three-story duplex and single-family builds, so you see 1920s cottages next to 2020s construction on the same block. Walkable to Pacific City, the US Open of Surfing site, and Lake Park.

Roughly $1.6M–$3.5M+; ocean-view lots on the lower numbered streets carry the premium

SeaCliff

Built out from the late 1980s through the 2000s around Huntington Club (formerly SeaCliff Country Club) on the former Huntington Beach oil field west of Goldenwest Street. Includes gated enclaves like SeaCliff on the Greens and The Peninsula plus SeaCliff Elementary, with Central Park and the Bolsa Chica wetlands a short bike ride away.

About $1.7M–$4M; Redfin showed a SeaCliff median near $1.97M as of May 2026

Huntington Harbour

Five man-made islands (Davenport, Gilbert, Humboldt, Trinidad, Admiralty) plus mainland tracts north of Warner Avenue, developed from 1963 with boat docks on channels connected to Anaheim Bay. Waterfront homes with private docks trade at a different tier than the interior Harbour tracts off Algonquin Street and Edinger Avenue near the Harbour Mall.

Zillow put the Harbour typical value near $2.46M (+7.6% YoY) in mid-2026; Redfin list median about $2.26M at ~$907/sq ft

Bolsa Chica / Brightwater

Brightwater is the 2007–2012 Hearthside Homes community of about 350 homes on the Bolsa Chica Mesa above the 1,300-acre Bolsa Chica Ecological Reserve, reached from Warner Avenue via Bolsa Chica Street. Homes are mostly 2,500–4,000 sq ft with Mediterranean and coastal elevations, HOA-maintained trails, and wetland or ocean views from the west edge.

Typically $2.2M–$3.5M; Zillow Brightwater list median around $2.6M in 2026

Goldenwest – Central Park (92647/92648)

The 1960s–70s tracts flanking Goldenwest Street and Edwards Street around the 350-acre Huntington Central Park, Central Library, Sports Complex and Shipley Nature Center, plus Golden West College at Goldenwest and Edinger. Mostly 3–4 bedroom single-story and two-story tract homes on 6,000–7,000 sq ft lots built by S&S, William Lyon and similar builders, with a large share of original owners now turning over.

Generally $1.2M–$1.7M; the core of the 92647/92648 farm

Oak View

A roughly half-square-mile pocket bounded by Slater Avenue, Beach Boulevard, Warner Avenue and Gothard Street in 92647, with Oak View Elementary, the Oak View Branch Library, and the Oak View Family Resource Center. Housing is mostly 1960s–70s apartment fourplexes and small multifamily along Keelson Lane, Koledo Lane and Queens Lane, with single-family tracts on the edges toward Nichols Lane.

Lowest price point in the city: condos and small units from the $500Ks; fourplexes often $1.6M–$2.2M

7 · Risk & insurance

What to know before you buy (or insure) in Huntington Beach

Earthquake

The Newport–Inglewood fault zone runs directly through Huntington Beach near the Bolsa Chica Mesa, Goldenwest oil field and the coast, capable of roughly M6.0–M7.4 events (1933 Long Beach quake was on this fault). Low-lying areas near the Harbour, Bolsa Chica and the Santa Ana River are mapped by the California Geological Survey as liquefaction zones; earthquake insurance is separate (CEA or private).

Flood

FEMA Special Flood Hazard Areas (Zone AE/AO) cover parts of Huntington Harbour, Sunset Beach, the Bolsa Chica lowlands and Southeast Huntington Beach near the Santa Ana River / Talbert Channel; flood insurance is required on federally backed loans there. Much of the central 92647 plateau is Zone X (minimal). Coastal flooding and king-tide overtopping are noted in the City's Local Coastal Program sea-level-rise work.

Wildfire

Not in a CAL FIRE Very High Fire Hazard Severity Zone; flat coastal plain with no wildland-urban interface. Wildfire is not a meaningful factor in insurability here.

Homeowner insurance

Homeowners insurance remains generally available, but coastal wind/flood exposure and the statewide admitted-market pullback (State Farm, Allstate, Farmers restrictions) have pushed some older or waterfront homes to surplus-lines carriers. CA FAIR Plan is the last-resort fire policy; Harbour and beachfront buyers should price NFIP or private flood plus earthquake separately.

8 · Investor corner

Huntington Beach as a rental investment

Rent range: $3,000–$5,050/mo (2-3BR) (Zumper (Jul 2026: 2BR $2,975, 3BR $4,750) / RentHop (3BR $5,050) / RentCafe Apr 2026)

Price-to-rent: At a ~$1.4M median and $4,000–$5,000 rents, gross yield is roughly 3.5–4.3% and monthly cash flow is negative on a conventionally financed SFR; the investment case rests on appreciation, ADU/duplex builds on Downtown and 92647 lots, and multifamily in Oak View.

Demand drivers: Boeing Huntington Beach campus (Bolsa Ave), Golden West College, Hoag Health Center, coastal tourism (US Open of Surfing, Pacific Airshow, Hyatt Regency and Waterfront Beach Resort hotels), and 405 access to Irvine and South Coast Metro employment.

Huntington Beach FAQ

Is Huntington Beach a good place to live?

It depends on what you trade for the coast. Median household income is about $121K and owner-occupancy about 55%, with a median sale price near $1.4M, so most buyers are paying a premium for beach access, Central Park and the Harbour. Trade-offs include Newport–Inglewood fault exposure, flood insurance in the Harbour and Southeast, summer tourism traffic on PCH and Beach Blvd, and no rail transit.

How much do homes cost in Huntington Beach?

Redfin shows a median sale price of about $1.4M (3 months ending July 2026) at $787 per square foot, up 1.2% year over year, and Zillow's typical value is about $1.37M. Inland 92647 tracts near Central Park generally run $1.2M–$1.7M, SeaCliff and Brightwater $1.7M–$4M, and Huntington Harbour waterfront $2.3M and up. Condos in Oak View and along Beach Blvd start in the $500Ks.

What are the best neighborhoods in Huntington Beach?

It depends on budget and goals: the Downtown numbered streets for walkability to the pier, SeaCliff and Brightwater for newer construction and gated options, Huntington Harbour for dock access, and the Goldenwest–Central Park tracts in 92647/92648 for the most house per dollar near parks and Golden West College. Oak View is the lowest-cost pocket and the main multifamily area.

How safe is Huntington Beach from wildfires and earthquakes?

Wildfire risk is minimal; the city has no CAL FIRE Very High Fire Hazard Severity Zones. Earthquake risk is real: the Newport–Inglewood fault crosses the city and low-lying Harbour, Bolsa Chica and river-adjacent areas are mapped liquefaction zones, so buyers should review the Natural Hazard Disclosure and consider CEA earthquake coverage. Flood zones apply in Huntington Harbour, Sunset Beach and Southeast HB.

Is Huntington Beach a good rental investment?

Gross yields of roughly 3.5–4.3% mean single-family rentals rarely cash flow with financing; 2-3 bedroom rents run about $3,000–$5,050 per month per Zumper and RentHop in 2026. The stronger plays are Oak View fourplexes, duplex lots in the Downtown grid, ADU additions on 6,000+ sq ft 92647 lots, and long-term appreciation tied to limited coastal supply. Short-term rentals are permitted only in limited zones under the City's STR ordinance.
