What changed

Orange County has never really been one housing market, and 2026 is making that more visible. Huntington Beach is running its own race: the city's median price holds a clear premium over the countywide number — roughly $1.4M against $1.23M on Redfin's all-home-types basis (the county's single-family median runs higher still — $1,475,000 per C.A.R.) — and homes are finding buyers meaningfully faster, about 34 days versus 43 countywide. Price per square foot tells the same story: HB commands about $100 more per square foot than the county as a whole. The pattern behind it is familiar coast-versus-inland economics — near-ocean supply stays scarce because there is nowhere to add it, while inland cities absorb more of the county's record 2026 inventory and feel more of the choice-driven negotiation. Within Huntington Beach the same split repeats in miniature: Downtown and the Harbour are posting medians well above $2M, while inland tracts behave more like the county average.
