More Homes for Sale in OC, But Prices Aren't Budging — What It Means If You're Thinking of Selling
Orange County inventory is at a 2026 high while prices hold steady. Here's what the widening gap means for anyone deciding whether to sell, buy, or wait.
What changed
For most of the last four years, Orange County sellers had one big advantage: there was almost nothing else for buyers to look at. That's the part that has changed. Active inventory has climbed all year and reached a new 2026 high in August — more homes for sale than at any point this year. Here's the surprise: prices didn't blink. The county's single-family median stands at $1,475,000 per C.A.R. — up more than five percent from a year ago even after easing slightly on the month — homes are actually selling a little faster than last summer, and July closings edged slightly ahead of last year's. In other words, the market is absorbing the extra supply without discounting it — so far. What the rising-inventory number really signals is a widening split. Well-priced, well-presented homes still find their buyer in about six weeks. The homes feeding that record active count are disproportionately the overpriced and the tired — listings the market has already seen and passed on. You have more choice than at any point this year, and on homes that have sat, real negotiating room on price, credits, and repairs. Just don't mistake the big active count for a soft market — the good ones still move in weeks, at full-strength prices.
Staying put
Flat prices on high equity is not a bad place to sit. If you've owned for years, your equity position likely remains substantial even without further appreciation.
