What changed

The honest answer about borrowing costs in 2026 is that not much has changed — and that is itself the news. The benchmark weekly survey shows costs drifting sideways all year near the top of their range, and the latest reading sits a notch above where it was a year ago, not below. On a typical Orange County purchase, a quarter-point move changes the monthly payment by roughly the cost of a utility bill — real money, but rarely the difference between a move making sense and not. The bigger cost has been time: owners who postponed a move in 2024 'until rates come down' have now waited through two more years of life in a home that no longer fits, while the county median drifted higher.
